Before you go to a lender for pre-approval you need to first decide how much you can afford.&lt;br /&gt;&lt;br /&gt;First, look at your monthly expenses and choose a payment you are comfortable with. If you are currently paying $800 in rent now, would you be comfortable paying a $1300 mortgage? To find out, for the next few months take that extra $500 and put into a savings account, try living without that money for a few months to really determine if you are ready for that increase.&lt;br /&gt;&lt;br /&gt;The lender is primarily looking at two factors in evaluating your qualification for a home loan.&lt;br /&gt;&lt;br /&gt;·  &lt;strong&gt;The funds you have available for a down payment&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;·  &lt;strong&gt;Your continuing income for paying the monthly housing expenses&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The lender will want to know if you have cash available for paying the down payment and other up-front closing costs. They are interested in your long-term debt, defined as any debt that will take more than 10 months to pay off.&lt;br /&gt;&lt;br /&gt;Lenders look at two ratios of your debt and income. They calculate your percentage of debt by dividing the amount of money you pay each month to creditors by your monthly income. Remember that low ratios do not always lead to approval and high ratios don't always lead to denials. Other factors such as payment history are evaluated along with the debt ratios.&lt;br /&gt;&lt;br /&gt;Bottom line is that &lt;strong&gt;you must be comfortable making your monthly payment&lt;/strong&gt;. Prior to talking with your lender you should review your monthly expenses and income and determine what total monthly payment you are comfortable making. How They Should Affect Kansas City Home Buyers</title><content type='html'>The Federal Housing Agency (FHA) has recently announced changes to its lending policies, but home buyers just want to know "how much will this affect my ability to get a loan?" In my opinion, it won't change a whole lot!&lt;br /&gt;&lt;br /&gt;Change #1 : FHA will continue to require a 3.5% down payment for people with credit scores above 580, but any scores below that mark would have to put down 10%. In reality, if your credit score is below 580, you probably shouldn't be buying a house at the current time. Most lenders won't even qualify you, plus giving yourself time to improve your credit will just save you money in the long run with lower interest rates.&lt;br /&gt;&lt;br /&gt;Change #2: The amount the seller can pay in buyer closing costs will be reduced from 6% to 3%. This might affect negotiations, but in reality, 3% should cover most if not all closing costs.&lt;br /&gt;&lt;br /&gt;Change #3: Mortgage insurance premium (MIP) will increase from 1.75% to 2.25%. While this will affect everyone, the total amount is nominal. On a $200,000 loan, it's approximately $6 extra a month.&lt;br /&gt;&lt;br /&gt;So these changes should have a minimal effect on qualified buyers. This could be true, but often homes are overpriced to begin with and without an experienced agent performing a comparative analysis on the home, you could still be overpaying. In addition, an experienced real estate agent can offer invaluable advice when it comes to inspections and repairs. After the inspection report came back on a home my clients wanted to purchase, they were ready to take the home as-is, but I pointed out the furnace had major problems and they ended up getting the home at the price they wanted, plus a NEW furnace.&lt;br /&gt;&lt;br /&gt;In addition, another reason that first time home buyers should use a buyer's agent is because many times buyers are distracted with the sellers decorating style, or lack thereof. Many buyers cannot visualize how a home would look with different paint colors and/or carpet, or even how it would look with their own furniture. Furthermore, buyers often cannot look past the decor to see the structural elements such as age of the roof, HVAC or windows. First time home buyers are often used to a landlord taking care of the property and thus they don't look, or forget to care, about these bigger ticket items.&lt;br /&gt;&lt;br /&gt;This is where a real estate agent that is experienced with dealing with first time home buyers can give them a friendly reminder to keep things in perspective. It's part of my job to ensure that first time home buyers don't just purchase a "pretty" home that will cost them an extra $10,000 over the next few months because they didn't realize that these bigger ticket items needed attention. Gone are the small blue bins that seemed to fill up overnight and they have been replaced with 65-gallon blue recycling carts on wheels, they look very similar to the regular Olathe trash cans. Beginning in January 2010, all residential solid waste customers will have access to recycling at the curb, the cost is already included in your regular trash bill. Sometimes just a difference of 1 point can make a difference of around $50 on one’s mortgage payment. There are several techniques that one can use in order to improve their credit score. The easiest one is to &lt;strong&gt;manipulate credit card debt.&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;p class="MsoNormal"&gt;&lt;span style="font-size:small;"&gt;The credit bureaus will look at your ratios on your credit cards. If you have a $1000 limit, and you have a balance of $750…that is considered high risk and thus your credit score will be impacted in a negative fashion. You can help your score by taking one of 3 actions: &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;p class="MsoNormal"&gt;&lt;strong&gt;&lt;span style="font-size:small;"&gt;1. Paying the credit card balance card down&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:small;"&gt;2. Raising the limit to the credit card balance &lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:small;"&gt;3. Transferring it to another card with a higher limit. &lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-size:small;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;span style="font-size:small;"&gt;Paying it down is self-explanatory. To raise the credit card balance, all you need to do is call your credit card company and ask for them to increase your limit…most of the time they will do this. If you pay your bill online, sometimes there is even an option to request a balance increase online. Therefore, if they raised your credit card balance to $1500, you would now only have a 50% debt ratio compared to a 75% ratio and thus your credit score would increase. &lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;/p&gt;&lt;p class="MsoNormal"&gt;&lt;span style="font-size:small;"&gt;Finally you can transfer money to a different credit card which has a higher balance so that your average balance across all of your credit cards is lower. As you can see, the last two ways are ways you can improve your credit score without paying anything. One of the easiest ways to determine how much you can afford is to determine what monthly payment you would be comfortable with and working backwards. If you are pre-approved for $180,000, but you don't feel comfortable with the monthly payment, then make sure you find the right price range that you would want to stay under so that your monthly payment will be in your comfort level. &lt;/p&gt;&lt;p&gt;The second step is to find a realtor that you trust. There are a lot of steps involved in the home buying process and you want to make sure that you are represented by a realtor that is working for you. They can walk you through the ropes and save you a lot of time and money! In addition, a buyers agent is free to the buyers.
